What is an EICR?
An EICR or electrical installation condition report is an inspection of all electrical installations at a property. Homeowners- How often do I need an EICR?
Although homeowners do not have a legal obligation to have an EICR conducted of their home, it is recommended that an EICR is carried out at least every 10 years. An EICR may be necessary if there are concerns about electrical faults at the property. An EICR will however put your mind at ease, knowing the electrical installations have been thoroughly inspected by a qualified electrician and that any potential hazards have been identified.
Landlords - How often do I need an EICR?
A satisfactory EICR is a legal requirement for landlords or property agents renting properties. Landlords have a legal obligation to conduct an EICR by a qualified electrician every 5 years, possibly sooner if the property undergoes any rewiring work. A copy of the satisfactory report must be handed to the tenant within 28 days of the inspection.
Landlords who provide housing for the local housing authority will need to provide a copy of the report within 7 days if a request has been made. For private properties available for tenants, The Electrical Safety Standards in the Private Rented Sector 2020 also confirms that properties must have an EICR conducted every 5 years by a competent electrician.
Commercial premises - How often do I need an EICR?
As the nature of many commercial premises in Bristol use electrical appliances or machinery, there is greater risk associated with electrical installations at a commercial property. Factoring in a greater number of people on site means there is a legal obligation and duty to ensure all occupants are protected and safe.
The Electricity at Work Regulations 1989 actually states that commercial premises conduct an EICR every 5 years or more frequently if required.
