So, What Is A Landlord’s Electrical Report?
It helps our clients to understand all aspects of a landlord's electrical report, also called an EICR or electrical installation condition report. The report is generated and signed off by an approved electrical following an inspection. All electrical installations at your Bristol based property will need to be assessed. Ultimately the inspection checks for signs of damage, wear and tear and electrical faults which lead to hazards such as fires or electrocution.
What Is Covered In A Landlord's Electrical Report?
The following fixed electrical installations are checked by our qualified electricians.
The fuse board or more typically the consumer unit is checked to ensure the safety features such as the RCD and MCB are present and in working order.
Fixed appliances such as extractor fans in the kitchen and bathrooms will need to be inspected.

How Is A Landlord’s Electrical Report Issued?
An EICR inspection is a pretty straightforward process. One of the team will inspect and perform a series of tests on the electrical installation at your property in Bristol. Any faults are assigned a code which determines the severity of the fault.
Hazardous faults are assigned the codes C1 or F1 (further investigation) and will need immediate action before we leave the site.
Once the report has been generated, the landlord has 28 days to carry out remedial work to ensure tenants reside in safe living conditions.
Landlord's Electrical Report, The Legal Stuff...
Private landlords in the UK must have electrical installations and fixed features at the property inspected by a competent and fully qualified electrician, at least every 5 years.
A copy of the landlord's electrical report must be provided to existing tenants within 28 days of the date of the inspection and provided to new tenants upon starting a new lease agreement. If a request has been made by the local authority, you have 28 days to send a copy of the landlord's electrical report.
Failure to comply can lead to severe consequences such as fines from the local authority or legal action against you.
